Welcome to Property House. These Terms of Service ("Terms") govern your use of our website, mobile application, and services (collectively, the "Service"). By accessing or using our Service, you agree to be bound by these Terms.

Property House connects property providers with guests seeking accommodations. We are a platform that facilitates bookings but do not own or manage any of the properties listed on our Service.

Important: Please read these Terms carefully before using our Service. If you do not agree with any part of these Terms, you may not use our Service.

1. Service Overview

Property House provides an online platform that connects:

  • Property Providers: Owners or managers who list properties for rent
  • Guests: Individuals seeking to book accommodations

We act as an intermediary facilitating bookings, payments, and communications between parties. We do not:

  • Own, operate, or control any listed properties
  • Verify the accuracy of property listings
  • Guarantee the availability or condition of properties
  • Assume responsibility for guest or provider conduct

2. Eligibility

To use our Service, you must:

  • Be at least 18 years of age
  • Have the legal capacity to enter into binding contracts
  • Provide accurate and complete registration information
  • Not be prohibited from using our Service by any applicable law
Warning: Providing false information or creating multiple accounts may result in immediate termination of your account.

3. User Obligations

All users agree to:

Account Security

Maintain the confidentiality of your account credentials and notify us immediately of any unauthorized access.

Lawful Use

Use the Service only for lawful purposes and in compliance with all applicable laws and regulations.

Respectful Conduct

Treat all users with respect and refrain from harassment, abuse, or discriminatory behavior.

Accurate Information

Provide truthful and accurate information in all communications and listings.

4. Booking Process

When you make a booking through Property House:

  • You submit a booking request to the property provider
  • The provider has a specified time to accept or decline your request
  • Upon acceptance, a binding contract is formed between you and the provider
  • You will receive a confirmation with all booking details
  • You are responsible for complying with the property's house rules
Note: Some properties offer instant booking, allowing immediate confirmation without provider approval.

5. Payment Terms

By making a booking, you agree to:

  • Pay the total amount displayed at checkout, including all taxes and fees
  • Authorize Property House to charge your payment method
  • Be responsible for any currency conversion fees
  • Provide valid and current payment information

Payments are processed securely through our payment partners. Property House does not store full payment card details.

6. Cancellation & Refunds

Cancellation policies vary by property and are clearly displayed during the booking process. In general:

  • Guest Cancellations: Refund eligibility depends on the property's cancellation policy
  • Provider Cancellations: If a provider cancels, you receive a full refund plus potential rebooking assistance
  • Service Issues: If a property does not meet advertised standards, contact support within 24 hours of check-in
Travel Insurance: We strongly recommend purchasing travel insurance to protect against unforeseen circumstances.

7. Property Standards

Property providers agree to maintain their listings to these standards:

  • Clean, safe, and habitable conditions
  • Accurate descriptions and photos
  • Working amenities as advertised (WiFi, AC, heating, etc.)
  • Clean linens, towels, and basic supplies
  • Responsive communication with guests
  • Compliance with local safety regulations

8. Guest Conduct

Guests agree to:

  • Respect the property and its contents
  • Follow house rules provided by the property owner
  • Not exceed the maximum occupancy limit
  • Not host parties or events without permission
  • Not cause disturbances to neighbors
  • Report any damages to the property owner immediately
  • Leave the property in a reasonably clean condition
Violations: Failure to comply may result in eviction, additional charges, or account suspension.

9. Dispute Resolution

We encourage users to resolve disputes directly. If resolution is not possible, Property House may assist through:

  • Mediation services to facilitate communication
  • Review of evidence for policy violations
  • Applying our Host Guarantee or Guest Refund Policy where applicable

Any legal disputes shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association.

10. Service Fees

Property House charges service fees to facilitate bookings:

  • Guest Fee: A percentage of the booking subtotal, displayed before checkout
  • Host Fee: A percentage deducted from the payout to property providers
  • Additional Fees: May apply for cancellations, modifications, or special services

All fees are clearly disclosed before you confirm a booking. Fees are non-refundable except as provided in our refund policies.

11. Privacy & Data

Your privacy is important to us. Our collection and use of personal information is governed by our Privacy Policy. By using our Service, you consent to:

  • The collection and use of your information as described
  • Receiving communications related to your bookings
  • Sharing necessary information with property providers to fulfill bookings

12. Service Changes

Property House reserves the right to:

  • Modify or discontinue any part of the Service
  • Update these Terms at any time with reasonable notice
  • Suspend or terminate accounts that violate these Terms
  • Remove listings that do not meet our quality standards

Continued use of the Service after changes constitutes acceptance of the modified Terms.
